How will my property be advertised?
We will endeavour to reach as broad a Market as possible in order to let your property through:
  • Our company Website
  • Rightmove Website - the country's largest property website'
  • Local Periodicals
  • McGarrigle & Co. “To Let” Board on the property
  • In-House Lettings List – distributed locally to residential and industrial areas.

All enquiries will be dealt with in a prompt professional manner, with every opportunity taken to highlight the benefits of your property to the potential Tenants.

We will always offer potential Tenants a chance to view your property, accompanied by a Representative from the Residential Lettings Team.

What sort of checks do you make on potential Tenants?
We ask that all applicants are in full time, permanent employment.

All Rental applications are subject to a Credit Reference Check to ascertain:

  • Name, date of birth and address
  • Employment Status
  • Adverse Credit history
  • Previous Rental/Mortgage history

Credit Reference Checks are funded by the applicant. These are carried out by an Independent Credit Reference Company, who contact McGarrigle & Co. direct with their findings (usually a within 10 days). A Landlord’s copy of the report is provided for your records.

The Tenant is subsequently informed of the decision and subject to a satisfactory Credit Reference, a date is arranged to sign the Lease and hand over keys.

Do you ask for a Deposit?
Yes, we ask for One month’s rent in advance together with a deposit (One month’s rent plus £100) at the time of signing the Lease.

The deposit is held in a separate account until it is released to the Tenant on vacation of the property (subject to a satisfactory final inspection).

Do I need to pay extra for the Lease to be drawn up?
No.

There is an initial ONE OFF set up fee for the Tenancy, which includes a full inventory of the property and the drawing up of Legal documents

What happens if there is a problem with the property?
Firstly, you do not need to worry!

If there were a problem, we would contact you to advise of the problem and possible solutions. We would undertake whatever means necessary to rectify the situation.

What happens if the Tenant doesn’t pay the rent?
We will always endeavour to ensure that this does not happen. However, if it did then we would contact the Tenant immediately to ascertain why. On the rare occasions that this may occur there is a reasonable explanation and monies are paid as soon as possible.

As the Landlord it is in your best interest to invest in Insurance to cover this eventuality. Should the Tenant be unable to pay the rent, the Insurance Company would cover your Rent and Legal costs. We can advise you of costs and policy details.

How quickly will my property be let?
We will endeavour to Let your property as quickly as possible. Every effort is made to arrange viewings on the property and sell the benefits of your property to prospective Tenants.

How long is the Lease for?
The Lease is for a minimum of 6 months (Shorthold Tenancy Agreement).

After this period, depending on the your needs and the needs of the Tenant this can be altered to suit.

How will I get my Rent?
Your rent will be transferred straight into your back account as soon as McGarrigle & Co receives it. An invoice detailing all payments is sent to you on a Monthly basis together with any invoices for work undertaken on the property

Can I make specifications in the Lease, such as non-smokers?
Yes

If you advise us before the Lease is drawn up we will add any Special Tenancy Conditions to the Agreement, e.g. no smokers, no pets etc.

Do you do regular inspections?
Yes.

We always inspect the property one month after signing a new lease and thereafter on every third month. An Inspection Report is completed and a copy is sent to the Landlord for their records.

Any issues raised will be dealt with by McGarrigle & Co on instruction from the Landlord.

What if I decide to sell my property?
The Tenant must be kept informed and you would need to give them 2 months notice if you wanted the Tenant to vacate the property

We will be able to offer a free valuation and any advice needed to sell the property.

What are the benefits of Full Property Management to the Tenant?
The benefits of Full Property Management extend also to the Tenants. They know we are here to help with any matters that may arise and are assured that we are acting in their best interest as well as yours.

What are your charges for Full Management?
We only charge once a Tenant has been found. The fee is deducted from the monthly rent at a rate of 12.5%. Details of the Full Management service are detailed in the Agency Agreement.

If I just need you to find me a Tenant, could you do that?
Of course! We would be happy to find a suitable Tenant for you. All we would charge is one month’s rent (inc VAT). We will:
  • Advertise your property
  • Make all necessary checks with regard to the prospective Tenant
  • Arrange and accompany all viewings
  • Complete a full Inventory
  • Draw up the Lease
  • Complete all handovers
